DEMAND FOR OFFICES INCREASING RAPIDLY IN SOUTH EAST ASIA

  • According to JLL, rate of office absorption in Southeast Asia has grown significantly in the past five quarters

    Due to the impact of the economic crisis, the net absorption of office floors in South East Asia accelerated at an average annual rate of 5.5% in the period 2014-2016. This rate is lower than the average rate of 8% per year for the period 2010-2013. However, office demand has gradually recovered in the last quarter. In Q1 2018, the net absorption of office floor space in the region has increased by 6.8% in compare with the same period last year.

    According to Regina Lim, Head of Market Research for South East Asia, expects office demand in Southeast Asia for the period 2018-2022 to remain strong at an annual growth rate of 6% in compound GDP increased by 5% annually.

    According to the report, Jakarta and Singapore had the lowest net attendance rates for the past four quarters. Both markets have abundant supply in 2016-2017, achieving strong sales as many companies relocate their offices to newer buildings built from 2017 onwards. Smaller companies fill in the gaps while many oldr buildings have been planned for other purposes.

    In Singapore, many big deals from industrial companies have been completed by 2017, including Facebook and Grab, with 250,000 square feet (23,300 square meter) of space and 100,000 square feet of space (9,300 square meter)

    In the meantime, Vietnamese market has also become an attractive destination for foreign entrepreneurs due to their improved and more dynamic working environment. Therefore, the demand for working space has also grown rapidly, and investors like CoGo, Toong, nakedHub or DreamPlex are looking for space to expand their activities in big cities such as Hanoi, Da Nang and Ho Chi Minh city.

    According to Mr. Stephen Wyatt, CEO of JLL Vietnam, flexible working space not only provides a dynamic working environment for young people, but also reduces the cost of operating the office and human resources. Flexible working space has lower rents, more amenities than traditional offices for young businesses.

    JLL shows that, coworking space is flourishing rapidly in Asia. In Singapore, coworking space accounts for 2.8% of office space usage, annual growth rate of more than 30% in the past three years.

    From 2014 to 2017, stocks of coworking space providers across Asia Pacific recorded an annual growth rate of 35.7%. At the outset, coworking space is geared towards freelancers and startups, and now its providers are tuning their services to fit the needs of entrepreneurs. These companies are in the experimental phase of using coworking space.
