ANOTHER FOREIGN ENTERPRISE ENTERING INTO VIETNAM COWORKING MARKET
Right after WeWork announced its official entry into the coworking space market in Vietnam, another American brand, ATLAS WorkBase announced it would enter the Vietnamese coworking market with a Alpha Town seven-storey lease plan to do business. This shows that the Vietnamese coworking market is very attractive and has great potential for growth.
This US coworking space provider will rent 7 floors in Alpha Town for lease.
Prior to Atlas, the US new-style office operator WeWork also targeted a high-rise office building in District 4 to operate coworking space business model.
The specialists say that the entry of foreign investors will open a new era of consolidation with partners and M&A, a trend that is taking place in other markets in the Asia Pacific.
Mr. Adam Evennett, Savills Regional Director, said that the booming of the coworking space model has set a new benchmark for the office market.
"Coworking is not just about sharing infrastructure or costs but of integrating and belonging to a community. The space here is designed to bring about an efficient working environment, to cooperate with the dynamic and individual members, to escape the usual constraints, which people imagine about the traditional office ", he said.
Thanks to these new differences, the flexible work space model is expected to account for about 15% of total office supply in Southeast Asia by 2030.
In Vietnam, the number of coworking spaces has grown by 62% in 2017, partly thanks to the proliferation of entrepreneurial initiatives and the need for cost effective space. The main customers of this model in Hanoi and Ho Chi Minh City are young people under the age of 35 and are working for domestic and foreign startups.
Ms. Tu Thi Hong An, Deputy Director of Savills Commercial Leasing said that the Vietnamese market is more likely to develop delicated, tailored office projects that are in tune with global trends today. The design, resources, functions of the office will be completely changed in the coming years.
"If we pay attention to the factors that promote the needs and requirements of modern tenants, the real opportunity is endless", An pointed out.
Recent research estimates that about 3.9 million people will work in the shared offices by 2020, four times the current figure. This type of office has successfully attracted multinational companies and players in the financial sector.
