WHY BIG COMPANIES MOVING INTO COWORKING SPACE?
Not only startups or freelancers are the ones who find the convenience of coworking space, there are big companies and corporations also moving into the new work space. So why have the "big" decided to move into that "house"?
Coworking space is a mix-up of Shared Office and Working Cafe, providing more utility than traditional office models, emphasizing community work space and customer experience. Not only startups or freelancers are aware of the convenience of this model, but even large corporations are learning and keeping up with trends.
However, the financial benefits of choosing a coworking space are limited to groups of less than 15 people. The operation and maintenance of a traditional office is equal or more economical than paying for 15 seats in a coworking space. What are the reasons that have forced executives to move into "coworking house"?
When the giants catch up with trend
Throughout the community, big companies and foreign enterprises have recognized that coworking space is a great place to approach startups and SME, narrowing the gap, quickly turn them their customers.
According to a Deskmag report published in 2017, 71% of members met and successfully collaborated with each other through small business, large projects or recruiting personnel in coworking spaces. "Startups and enterprises are developing very differently from large corporations, and we believe that if it's a market you want to exploit, you have to be there," said Patrick Imbach, head of KPMG Tech Growth.
In addition, with the molded design and lack of vigor of the traditional office model, corporate executives fear employees will fall into the "creative in closed box" state. Therefore, the CBRE Vietnam has moved its HCMC office to the Regus coworking space in order to renovate the working environment and increase the employee working efficiency.
"We value creativity and innovation, but we cannot do that when our employees sit eight hours a day at the company," explains one manager. “And, to get out of this rigid box, we have to put our team in a whole new place, a space with inspirational design, an open environment for creativity, communication as well as sharing experience of the members, to maximize individual ability. That is coworking space”.
Big corporations also recognize working in the public space as an indirect way to improve the attitudes and morale of their longtime employees. Especially, Microsoft move 30% of its employees (mostly sales team) in New York to work at WeWork centers in 2016. Microsoft expects its employees to be "affected" by the youthful dynamics of the startup group, the freelancer, from which to arouse the spirit and working productivity.
It’s clear that community in the modern working space benefit individual. Creativity, interactivity, learning opportunities, networking, relationship building are 5 highlights. To exploit properly and use it effectively, companies will improve their position, spreading out and expanding its network.
However, a big enough community to exploit depends on the floor area of each coworking site, and the larger the scale, the greater the number of participants. According to a CBRE report in 2017, average size of each coworking space in Asia is 857 sqm and Vietnam is only 700 sqm.
Realizing the need for this development, many coworking space providers in Vietnam have launched new locations with floor space of over 1,000 sqm, especially CoGo, which owns a chain of coworking centers with average floor area of 2,500 sqm, promising to become a great work space for companies, corporations as well as foreign enterprises.
CoGo centers are located in A-tier buildings and trade centers at prime locations.
